I screen tenant financials and guarantees before you are asked to sign anything, and I keep a renewal calendar on the tenants already in the building.

Tenant representation

I start by defining the requirement honestly — square footage, loading, power, parking, drive time for your crew, what you can actually afford monthly. Then I pull the real available inventory, tour it with you, and negotiate the LOI and lease: base rent, escalations, TI allowance, the out-clauses, and who pays for what.

Property types

  • Industrial

    Tilt-wall warehouse, flex, and small-bay service buildings. Deals turn on clear height, dock configuration, truck court depth, and available power. Finish-out matters far less than whether a 53-foot trailer can maneuver.

  • Retail

    Neighborhood and strip centers, single-tenant pads, second-generation restaurant and service space. Rent follows visibility, access, traffic count, and who else is in the center.

Questions about these services

  • What is a tenant rep, and who pays for one?

    A tenant rep broker represents the business leasing space, not the landlord. In most Houston industrial and retail leases the landlord pays the tenant rep's commission out of the listing commission, so the tenant typically pays nothing directly.

  • How is an industrial or retail property valued?

    Income-producing commercial property is priced off its rent roll and actual operating expenses, not off a hoped-for cap rate. The rent roll establishes net operating income, and comparable sales and current market cap rates translate that income into a value.

  • What is the difference between a BOV and an appraisal?

    A BOV — broker opinion of value — is a broker's pricing assessment, usually free and delivered in days. An appraisal is a formal valuation by a licensed appraiser, usually paid for and required by a lender.

  • How long does it take to lease vacant industrial space?

    It depends on the building and the price, but correctly priced space with a complete marketing package moves far faster than space that is mispriced for its loading or invisible to the broker community.
